How do you connect Buildium to your inbox so that an email from a homeowner becomes a work order?

What Does Buildium Already Do, and What Not?

Buildium already does a lot on its own. Homeowners and boards use the Resident Center, maintenance requests become work orders, and violations and architectural requests with committee voting each have their own process. On the Premium plan, Lumina AI adds Write with AI, which drafts an owner update email in the right tone, and AI Bill Scan, which turns invoices emailed to your account's inbox into draft bills.

What stays outside Buildium is the mail that never went through the Resident Center. A homeowner writes to info@ about water coming through the ceiling, a board member forwards a neighbor's complaint to the manager's own address, a landscaper sends a photo of a broken sprinkler head. Before any of that becomes a work order or a reply, someone in your office reads it, finds the association and the owner, and decides who takes it.

That groundwork is what Bombos prepares. It reads the email and the photo, looks up the association and the owner in Buildium, suggests the manager with the reason, and puts a draft reply underneath. For the leak, a proposal for the contractor's work order is ready as well. Which manager covers which association often lives in one person's head; Bombos asks about it and records it, so it counts next time.

Bombos creates no work order in Buildium, sends no reply to a homeowner or a board, and gives no job to a contractor until someone at your company presses Approve in Bombos. A drafted reply about a leak does not mean the contractor already has the job. That limit is always on. Only Bombos can switch it off, at your explicit request and at your own risk.

For every step you can read back afterwards what happened and why. For the work inside your office, such as looking things up, checking and preparing, you decide how much Bombos does ahead of time; messages to customers and payments always wait for your approval. A proposal can be wrong, even when the reason sounds believable. When in doubt, Bombos asks instead of guessing.
